Numerous Tenant Improvements an existing 12-Story Historic Office Building including upgrades to Suite on Floors 2, 3, 4, 7, 8 and 9, basement, Equinox office space, Churchill’s restaurant, roof upgrades, bathroom and kitchenette system upgrades, Starbucks, Joe’s Pizza, Ground floor optometrist, plus more.

Hollywood 959
Mechanical, Electrical and Plumbing design for a 241,568 square foot entertainment campus including 237,568 square feet of office space and up to 4,000 square feet of employee commissary space. The Project would provide valet surface parking and 735 parking spaces in an eight-level above ground parking structure. The Project is designed to be an entertainment campus to cater primarily to entertainment-type users for offices, editing and post-production. The project would be developed with three structures: "West Wing", "East Wing", and the parking structure. This project is LEED Gold certified.

Shell & Core Mechanical, Electrical and Plumbing design for a new 8-story office building complete with 5-levels of subterranean parking all built to LA City and Cal Green high rise standards. Project is nearing completion and is LEED Gold certified.

Mechanical, Electrical and Plumbing design for an existing historic office and retail building to be renovated/remodeled to accommodate restaurant(s), bar(s) in retail and future kitchenettes in offices.

Subway Terminal Tenant Improvement, Los Angeles, California
Provide design build criteria for mechanical, electrical and plumbing contractor to connect to existing shell & core HVAC/Electrical systems.  Provide locations for water and sewer utilities for new 45,000 sq. ft office tenant.

Shutters Hotel Tenant Improvements, Santa Monica, California
Design of mechanical systems for control replacement and construction administration for VAV replacement and controls. Replacement control system to operate the existing central plant including chiller, cooling towers, heating boilers, domestic boilers, refrigeration condenser water pumps, comfort cooling condenser water pumps, chilled and heating hot water pumps, rooftop air handler serving meeting rooms and (10) VAV terminal units at meeting rooms including expansion capacity for additional fan coils, air handlers and fans.
