Block A: Mechanical, Electrical and Plumbing design for mixed use 119 Units (91 Studios and 29 one-bedroom apartments) over 29,000 sq. ft. of retail and 95,000 sq. ft. of below grade ventilated parking.

Block B: Mechanical, Electrical and Plumbing design for mixed use 221 Units (131 one-bedroom and 71 two-bedroom apartments) over 18,000 sq. ft. of retail and 225,000 sq. ft. of ventilated parking.

Cumulus Podium & Tower
Podium: A new mixed-use Type III, 1020 unit apartment building over approximately two-stories of Type I ventilated subterranean parking, 74,000 sq. ft. of Shell & Core retail plus amenities.

Tower: A new high-rise, 29-story mixed use facility consisting of approximately 300 apartments on 23 levels, 1 level subterranean parking, 5 levels of above ground grade parking, 5,420 sq. ft. of ground floor retail plus amenities.

200 Ocean (Long Beach)
Provide design of MEP and backbone AFS, standpipe systems for conversion of an existing 11-story office building to a new 88-unit apartment building with (4) levels of subterranean parking. New townhomes to be provided at upper penthouse, provisions to be made for future ground floor restaurant.

Boylston Apartments
Provide design of MEP and backbone AFS, standpipe systems for conversion of an existing 11-story office building to a new 88-unit apartment building with (4) levels of subterranean parking. New townhomes to be provided at upper penthouse, provisions to be made for future ground floor restaurant.

Sunset + Gordon
Revise existing approved plumbing drawings to conform to the current CPC 2013. Review and amend plumbing systems including waste, vent, hot and cold water, storm drain and natural gas, for new code compliance. Revise documents as required and resubmit plans for Plan Check. This scope excludes revising existing waste system for future grey water.

1201 S. Hope
Mechanical, Electrical and Plumbing design for two 32 and 42 story high-rise buildings and four levels of underground parking. There are approximately 730 residential units as well as 7,500sf of commercial space. Project is under construction.

Expo Line
Mechanical, Electrical and Plumbing design for a new building, approximately 600 units including one high-rise market rate structure, one 6-story senior citizen apartment building and two market rate 6-story apartment buildings plus 4 levels of ventilated parking plus amenities, retail. Design to LEED equivalent. This project is currently in Plan Check and is designed as 100% high rise.

UTC Tower (San Diego)
Mechanical, Electrical and Plumbing design for a new 25-Story Type I, 300 unit apartment building with fitness, pool, clubhouse and amenities, with 2 levels of below grade partially ventilated parking and 2 levels of above grade naturally vented garage.

College Station
Mechanical, Electrical and Plumbing design for a new mixed use project consisting of approximately 770 Residential Apartments, and approximately 52,000 sq. ft. of Shell & Core Retail, some of which will be designed as future restaurants, a market, 4 levels of parking all fully or partially enclosed plus amenities.

4th & Hill Apartments
Mechanical, Electrical and Plumbing design for a 36-story building featuring 320 market rate apartments, 22 very low-income units, 86 workforce housing units and 2,900 square feet of ground-floor commercial space. The high-rise tower would sit directly above an entrance to the busy Pershing Square subway station, served by Metro's Red and Purple Lines.
The project would offer a mixture of studio, one- and two-bedroom apartments, ranging from 407 square feet to 1,326 square feet in size. Each unit would be provided with just one dedicated parking space, to be located in eight podium floors and two subterranean levels. Much of the above-grade garage space would be obscured from view by residential units wrapped along the tower's perimeter. A total of 472 bicycle parking spaces would also
