Provide full Mechanical, Electrical and Plumbing design for a mixed use facility including 437 units of low rise apartments with a maximum of (30) typical unit types. Provide MEP for 377,780 sq. ft. of Shell & Core retail of which 25,000 sq. ft. will be allocated as shell & core restaurant space all with 1,811 subterranean parking spaces (estimated at approximately 575,000 sq. ft.)

Block A: Mechanical, Electrical and Plumbing design for mixed use 119 Units (91 Studios and 29 one-bedroom apartments) over 29,000 sq. ft. of retail and 95,000 sq. ft. of below grade ventilated parking.
Block B: Mechanical, Electrical and Plumbing design for mixed use 221 Units (131 one-bedroom and 71 two-bedroom apartments) over 18,000 sq. ft. of retail and 225,000 sq. ft. of ventilated parking.

1201 S. Hope
Mechanical, Electrical and Plumbing design for two 32 and 42 story high-rise buildings and four levels of underground parking. There are approximately 730 residential units as well as 7,500sf of commercial space. Project is under construction.

Sunset + Gordon
Revise existing approved plumbing drawings to conform to the current CPC 2013. Review and amend plumbing systems including waste, vent, hot and cold water, storm drain and natural gas, for new code compliance. Revise documents as required and resubmit plans for Plan Check. This scope excludes revising existing waste system for future grey water.

"Circa" (1200 S. Figueroa)
Mechanical, Electrical and Plumbing design for the new mixed-use project will add 648 luxury residential apartments in twin 36-story towers, which includes an 8-story parking podium wrapped in LED billboard screens that the towers will be resting on. In other words, 28 stories of residential floors + 8 floors of parking = 36 stories tall. In addition, the ground floor will have about 50,000 square feet of retail space that will be wonderfully complementary to Fig Central's planned 200,000 square feet of retail space directly across the street. Project is currently at the 5th residential floor above the podium

207 Seaside Way (Long Beach)
Mechanical, Electrical and Plumbing design for a 113 Unit apartment facility including one level subterranean parking, two above grade parking levels, five levels of residential above, plus common areas. Provide Mechanical, Electrical and Plumbing services for construction documents and construction administration based on complete Design Development design.

8th & Spring
Mechanical, Electrical and Plumbing design for a new mixed use high rise apartment consisting of two levels of underground parking, a ground level retail, four levels of above grade parking, amenities, common areas and 300 apartments all in a 30 story building above grade. Project is currently under construction.

801 S. Olive
Mechanical, Electrical and Plumbing design for a 34-story tower, 363 residential units and 10,000 square feet of ground-floor retail. Project is nearing completion

442 Ocean (Long Beach)
Mechanical, Electrical and Plumbing design for a 94 Unit apartment facility including three levels of subterranean parking, five levels of residential (21 typical units) above, plus common areas. Provide MEP services for construction documents and construction administration based on complete design development design.

710 Wilshire Hotel (Santa Monica)
Mechanical, Electrical and Plumbing renovations and adaptive reuse of an existing historic office building to be converted to a hotel along with a new 7 story hotel building all consisting of a total of 285 rooms of which 55 will be in the historic building with underground and surface parking along with retail at the ground floor of each and including two restaurants. Project to be designed as a “turnkey” project.

Wilshire and Crescent Heights
Plumbing design for the new structure will have 18 stories and 158 units of apartments with retail and amenities.

Picasso Brentwood Apartments
A new 81 unit, 5-story apartment project with 7,000 sq. ft. of retail, 3 subterranean garage levels and 13 typical units. Project has been designed by Donald Warren.

Boylston Apartments
A new 121 unit apartment complex consisting of 2 levels of ventilated parking plus 5-levels of apartments with lofts.

Frogtown (Elysian Valley)
Mechanical, Electrical and Plumbing design for a 4-level, 40 apartment building with one level of subterranean parking and 8,400 square feet of commercial space. Project will be LEED Silver rating.

BLVD 6200 South
Mechanical, Electrical and Plumbing design for the South Block consisting of 515 Residential Apartments, and 65,000 sq. ft. of Shell & Core Retail, some of which will be designed as future restaurant and four levels of subterranean parking.

South Park Sites 4 & 4a
Mechanical, Electrical and plumbing design for two separate mixed use sites as follows: Site 4 consists of an 8 level apartments building with 248 Units over 2 ˝ levels of subterranean parking and including 7,000 sq. ft. of Shell & Core retail. Site 4a consists of an 8 level apartment building with 110 Units over 3 levels of subterranean parking and 6,000 sq. ft. of Shell & Core retail, each building to be served by independent utilities.
