Mechanical, Electrical and Plumbing design for an existing historic office building consisting of approximately 80,000 sq. ft. of office tower in 10 floors plus basement and roof to be converted to a boutique hotel of approximately 165 keys with food & beverage and function space. Amenities to include rooftop pool, indoor & outdoor roof lounge and restaurant, basement and ground floor restaurants and bar.

ACE Hotel and UA Theater

Mechanical, Electrical and Plumbing design for an existing historic office building and theater consisting of approximately 94,000 sq. ft. of office tower in 13 floors to be converted to a boutique hotel of approximately 185 keys with food & beverage, function space along with the existing theater. Scope to be included for the Theater includes new “Bar’s” in Mezzanine and Projection Room, upgrade and modifications to HVAC system based on a Music Venue, upgrade Screening Room in Cellar and upgrade to Bathrooms. Amenities to include rooftop pool, indoor & outdoor roof lounge in addition to those listed above. This project is complete and occupied.

SOHO Warehouse (1000 S. Santa Fe)

Mechanical, Electrical and Plumbing design for an existing historic 5 story office building and single story warehouse consisting of approximately 80,000 sq. ft. to be converted to a boutique professional/social club including restaurants, bars, retail, gym, club lounges and hotel guest rooms. Amenities to include rooftop pool, indoor and outdoor rooftop lounge.

Bel Air Bar & Grill

Mechanical, Electrical and Plumbing for an addition of 1,700 sq. ft. to the existing restaurant (1,500 sq. ft. is on the second floor of the new adjacent building), remodel of the existing commercial kitchen at the ground floor, new parking with 34 stalls (1 level subterranean, 1 level at grade), and new 8,500 sq. ft. of offices on the 2nd and 3rd levels above the parking. Also pursuing a LEED Certified Platinum Level Compliance.
